Cherry Creek mall will be modernized, Simon says

There’s some new upgrades coming to the Cherry Creek Shopping Center, one of Denver’s largest retail destinations.

Real estate company Simon, the owner of the mall, announced a major investment into three of its shopping centers in the U.S. totaling $250 million, according to a press release Wednesday. Among them is the Cherry Creek Shopping Center in Denver, Tampa’s International Plaza and The Mall at Green Hills in Nashville.

It will be a “statement-making redevelopment” for the Denver mall, Simon said.

The development will update its architecture, storefronts and introduce “modernized flagship spaces” to enhance guest experiences, according to the announcement.

Construction on the three malls is set to begin sometime this year, though Simon did not specify exactly when. It will also announce “exciting” new tenants soon.

“These centers are already top retail destinations in the country,” said Eric Sadi, Simon’s co-president of North American real estate, in the release.

“Our focus is on sharpening their differentiation — through flagship opportunities, elevated design, enhancing the overall guest experience, and creating premier environments where the world’s most sought-after brands can thrive,” he added.

The Cherry Creek region is one of the largest economic generators in Denver, with the assist of the shopping center. It’s been a hotspot for development and it’s one of the most coveted neighborhoods businesses want to be in.

The mall and the surrounding business district in Cherry Creek North made up about 5.4% of the city’s total retail sales tax revenue in 2024, according to the State of Cherry Creek report.

The west side of the shopping center is also poised for a major redevelopment project already approved by City Council in 2024. Cherry Creek West will transform the area home to the former Bed Bath & Beyond store and the closed flagship Elway’s steakhouse into a mixed-use destination with seven office and apartment buildings up to 13 stories high, a park and 100,000 square feet for new retail.

The official groundbreaking is planned for the summer of 2026.

The company’s Chief Operating Officer Eli Simon said the three malls’ redevelopments follow the successful makeover of Southdale Center in Minneapolis, which brought in a new luxury wing and experiential shopping options.

“This investment reflects Simon’s focus on strategic redevelopments to create vibrant, modern environments that cater to today’s shopper,” he said.
