129 acres bought for industrial project in Aurora
A Minneapolis-based commercial real estate developer United Properties bought a large swatch of land near Denver International Airport. The sale closed Oct. 16.
United Properties bought 129.26 acres of land in Aurora for a development dubbed as the “Aero 70 industrial complex.”
It will be near the future interchange for the Aerotropolis Parkway and I-70.
“We are excited to expand our footprint in the dynamic Denver market,” said Mindy Rietz, United Properties vice president of commercial development, in a release. “With its prime location near key transportation hubs, Aero 70 offers an unparalleled opportunity for businesses seeking easy access to the airport and the broader Denver region.”
The project is coming at a time officials are calling to develop the Aerotropolis region, an initiative led by a coalition of county and city leaders representing areas around DIA to attract companies looking for close access to the airport’s transportation network and build on its empty plain lands.
It is also within the Opportunity Zone and Enterprise Zone, designated areas with economic incentives designed to attract future tenants and owners looking for tax savings.
Aero 70 will be built in two phases, according to United Properties.
The first phase is expected to be finished by late 2025 to time with “need for additional new industrial supply in the Denver area,” according to CBRE Senior Vice President Todd Witty.
It will have two 400,000-square-foot cross dock industrial buildings, with trailer parking and direct access to the interchange.
The second phase doesn’t have a concrete timeline, but is set to create 1.1 million square feet of cross dock space with room to expand depending on market conditions.
